1. Who we are ?

Evolution Realty Nigeria LTD understood that the fact that 95% of people belong to the branch of the unbanked and insolvent does not mean that they are really insolvent, but that in reality the opportunity has never been given to them to manage a loan at all.

2. How long will it take for me to access and enjoy my plot?

This question has three answers linked to three conditions which follow:

  • If you are buying cash, you will immediately be eligible to access and enjoy your plot.
  • If you are buying with at least twenty percent 20% initial deposit, you will immediately be eligible to access and enjoy your plot also.
  • But if you are buying with zero initial deposit, and zero guarantee, you will only be eligible to access and enjoy your plot after reaching fifty percent (50%) of your contract amount.

3. If I have not finished paying off my plot, will I still have the right to access and enjoy my plot?

Even if you haven’t finished paying off, you can be eligible to access and enjoy your plot as soon as you reach fifty percent (50%) of your contract amount.

4. And if despite the fact that I have not finished paying off my plot I wanted to build a villa on my plot, is it possible?

Even if you haven’t finished paying off, you can be eligible to build on your plot as soon as you reach fifty percent (50%) of your contract amount. This is definitely possible if you are up to date with your monthly payments. It is just a matter of remembering that apart from the commitment you want to make regarding the construction of your dream home, you had made one previously (for the plot). Honoring that contract will protect you from any potential contentious situation.

5. Is it possible to take out a second loan from you or your partners for the construction of a villa on my plot, even if I have not finished paying it off?

For us this is a very common and acceptable procedure. We can grant you or have you granted a construction loan provided that your transferable portion can cover the monthly payment of your plot combined with the monthly payment of your villa of choice.

Transferable portion = (Salary – All monthly debts)/3 ≥ Monthly plot payments +
Monthly house payments

6. And in these kinds of cases, how long will it take to access and enjoy my villa?

Though all applications submitted must go through the banks and financial institutions for approval, we can guarantee a period of construction of four months thereafter.

In short, the access and enjoyment of the villa will be done under three circumstances:

If our partners and other financial institutions have denied your loan application

you can start building equity with us by constituting the required initial deposit of twenty percent (20%) on a monthly payment basis.
When the payments reach the twenty percent, we will only need four months to build and deliver your new house, while you continue making payments for the remainder.

If a villa is ready and available

If the plot containing the new villa has the same size as the one that belongs to you, it could immediately be delivered to you after a twenty percent (20%) initial deposit is made as well as financing arrangements.

If a villa is not available

you will still be required to give an initial twenty percent (20%) deposit and obtain financing arrangements.
you will also need to allow four months after confirmation of financing arrangements to have access and enjoy the built property.

7. And how soon could I access and enjoy any other item I get from you?

  • For furnitures and household appliances, deliveries will be made immediately after financial institutions approvals.
  • For motorcycles and cars, deliveries will be made immediately after financial institutions approvals.

8. What do you offer that is so special?

9. What is the minimum initial deposit required by EVOLUTION REALTY NIGERIA LTD?

Le The minimum initial deposit to obtain an item at EVOLUTION REALTY NIGERIA LTD varies between 0% and 20% for those who like surprises and gifts (for real estate). For other items (non-real estate), the initial deposit varies according to the requirements of the Risk Department.

10. Will your plots, villas and apartments be deed of conveyance or deed of assignments, (village attributions), gazettes, governor’s consent, certificate of occupancy (C of O), allocation permit?

We have several forms of collaboration with landowners, allowing us to obtain several types of documents for you, depending on the level of progress achieved. According to these different collaborations, the only official documents that we will prefer to deliver in the long term will be gazettes, governor’s consent, certificate of occupancy (C of O), allocation permit which you will have the possibility in a short time, with the help of the accredited lawyer, to change into your own name.

But you should not forget that with a document proving your ownership and proving the future land title in your name, pending, you can guarantee bank loans or make any feasible transaction with a definitive land title, if the bank is solid and reputable.

12. What are the different forms of payment that you accept?

  • Cash

13. Where and how to make payments?

To make your payments, you have four choices:

  • 1 Make payments in one of the partner banks or institutions where we have accounts, then bring us back, send by email or fax the payment slip for validation. You are requested to contact your branch managers in order to have the account numbers in which to make payments.
  • 2 We can deduct at source, that is to say from the source of your salary (your accounting or HRD), with your prior authorization.
  • 3 We can also withdraw directly from your bank account with your prior authorization.
  • 4 We can also directly debit from your credit card with your prior authorization.

14. What to do in the event of death while I am protected?

We have a protection already included in your monthly payments and provided for this purpose, so that your designated beneficiaries can confidently benefit from the property you are paying for.

15. What to do in the event of complete disability while I am protected?

We have protection already included in your monthly payments and provided for this purpose, so that you and your beneficiaries can benefit with complete peace of mind from the property you are paying for.
IN THE EVENT OF AN INVALIDITY, the beneficiaries must submit a letter announcing the event, within (10) ten days of the date of the event, at EVOLUTION REALTY NIGERIA LTD

16. What to do in the event of loss of employment or revenues for the liberal professions?

We have protection already included in your monthly payments and provided for this purpose, so that you can benefit with complete peace of mind from a breathing space period during which you would only pay a 10% deductible from the monthly amount payable. If in normal times you paid ₦30,000, in these kinds of bad times you would only pay ₦3,000, leaving to the responsible company, the monthly remainder of the payment.

17. Can I earn a living in collaboration with EVOLUTION REALTY NIGERIA LTD?

Il There are three ways of collaborating and earning a living with EVOLUTION REALTY NIGERIA LTD:

  • 1 You can be any agency, or an individual and sell our products for one-off commissions.
  • 2 During the acquisition of your plot and then your villa or apartment, you will notice that the prices gradually increase over the months and years, causing instant gains of around 50 to 100% for villas or apartments and up to at 200% for land. It is up to you as an individual, private or corporate investor to choose the optimal time to resell.

18. If I represent a housing cooperative, a mutual or simply a very large number of people wishing to find housing, how can I contact you?

If you represent a cooperative, simply contact the head of the branch who will transfer you to the proper contact. Know in advance how many you are, and have the salary amount of each, including the cell phone number of each of your members on a list that you will give to them. This will facilitate the beginnings of a great collaboration.

24. What real estate products will be available at EVOLUTION REALTY NIGERIA LTD?

We will offer plots of 300 to 600 m2, and more, villas of 300 m2 to 600 m2, and even more, apartments of 75 to 250 m2.

25. Will your fridges, televisions, living rooms, dining rooms and other equipment be new or used?

Other than cars, everything we offer as a product will be brand new to unbox yourself.

26. Do you currently have other sites currently?

27. What if I have a problem with one of your products?
